  1. STRUCTURE AND EXTERNAL ENCLOSURE

The Structural frame is made of least 30cm wide concrete columns and beams, conforming to anti-seismic EU regulations. The concrete structure is thermally insulated with rigid insulation varying from 7 to 17cm, to exceed the thermal conductivity required.

The external walls are 43cm thick, with double brick construction containing rigid insulation inside and finished with plastering on both sides.The external final coating is KOURASANIT, which embodies a thick layer of the final two-tone coloration (Cyprus-sand tone and textured Mediterranean white) and requires minimal future exterior maintenance or repainting, exceeding the thermal conductivity required.

All patio doors and windows are of high-quality  white anodized aluminum , utilizing RABEL thermal systems, with double glazing and slight tinting on the glass, for temperature, natural light and acoustic performance.

All patio doors and windows feature s-onroroller shuttering, in powdered-white insulated aluminium. All shutters are individually controlled by electrical switch as well as are connected to the Smart-House-Automation System. The type of shuttering will allow partial view, light and ventilation slots when partially open. Once the angle of elevation of the sun exceeds 23◦, the shuttering will not allow  any direct sunlight into the rooms. When fully closed, the shuttering system will ensure further insulation, darkness, privacy and security.

All window sills, cornices and trimmings are finished in with marble with grey veins.The marble comes from the Greek Island of Naxos, and it will clad several other architectural features of the buildings such as “panels” under windows and marble balcony panels and rails. Apart from being a unique design feature, the marble trimmings will ensure further water- proofing on various external surfaces.

For complete water -proofing, all necessary elements of the structure have three coats of cementitious water insulation on mesh.

 

  1. INTERNAL WALLS AND CEILINGS

All internal walls are of 10,20,30cm thick red hollow brick construction, plastered, with spatula and high quality emulsion paint.

All main interior areas will feature gypsum- board ceilings in exquisite designs. Concealed lighting exists in all areas of ceilings.

 

E.LIGHTING

State – of -the- art lighting will be connected to the Smart-house-automation System. All main rooms and circulation areas, include various schemes of concealed-type LED up-lighting and down-lighting.
